Subdivision

We're here to work cooperatively with you on your development proposals to ensure a successful and positive experience. Our building and planning division works alongside to make sure subdivision plans conform to our Official Plan and Zoning By-laws.

Bruce County is the approval authority for Plans of Subdivision and Condominium Descriptions. Upon approval, a subdivision agreement will be entered with the Municipality. The agreement sets out requirements such as infrastructure, monetary contributions, parkland, etc.

Subdivision Agreement Process

Step 1: Pre-consultation

Developers consult with both Municipality of Kincardine and Bruce County staff before plans are submitted.

Step 2: Submission of application

The applicant submits a completed development application form. The application must include the supporting documentation, application fee, and review deposit, as outlined through the process on Bruce County's Submitting an Application webpage.

Step 3: Consideration by the Bruce County and the Municipality of Kincardine

Bruce County and Municipality of Kincardine staff provide feedback and suggested changes to the plan and drawings. Staff will provide direction for any additional documentation that may be required.

Step 4: Preparation of detailed drawings

The applicant submits detailed approved drawings and other supporting documentation as outlined by staff in step 3. This step is repeated until drawings and supporting documents are satisfactory to the Municipality.

Step 5: Subdivision agreement

The subdivision agreement is drafted by the building and planning division when step 4 has been completed. A Letter of Credit is required at this stage. Please see the Letter of Credit Policy By-Law No. 2024-063 for details.

Step 6: Execution of agreement

A final subdivision agreement is sent to the owner for execution. Once the signed agreement is returned to the Municipality, along with an required securities, the agreement is put on the Council agenda for approval.
